ACQUISITIONS CRITERIA

Location

We target properties that are located in the Raleigh-Durham market generally, but our coverage area includes the greater Triangle area. Our goal is stay within a one to two hour drive of the Raleigh area.

Property Types

We are focused on acquiring retail shopping centers and industrial warehouses. For retail shopping centers, we are seeking properties with a diverse mix of convenience-oriented tenants, with high visibility from main thoroughfares.

Purchase Price

We are targeting acquisitions in the $5M to $20M price range and seek to purchase at a 7% or higher caprate. We typically close based on a 60-day due diligence period followed by a 15-day close.
